Superintendent - Berkeley, CA
Our client is a privately held firm that develops, acquires, constructs, and operates apartments nationally. They are rock-solid financially and their business plan creates a wealth of future opportunities for a long-term existence. They are currently looking to add a Superintendent to their Northern California office for a high-profile project in Berkeley, CA.

 

General Description

The Superintendent is responsible for coordinating and supervising all phases of the field work performed by subcontractors and vendors in constructing high density residential and mixed use projects. The position reports to the General Superintendent. This position partners with the Project Manager and other COMPANY team members to ensure the timely and safe completion of projects and delivery of high quality product.

 

Essential Functions / Responsibilities
• Supervises and directs the efforts of COMPANY Assistant Superintendents, Punch Carpenters and Laborers.
• Develops and maintains working relationships with the project’s building officials and inspectors and is responsible for scheduling all required jurisdictional inspections and testing.
• Identifies and makes recommendations to Project Manager regarding project risks including safety/loss control, subcontractor/supplier issues, site conditions and logistics, scheduling, change orders, and document conflicts.
• Supervises and monitors work of all hired trades and COMPANY punch carpenters and laborers.
• Reviews all subcontractor and vendor progress payment requests prior to the final processing of billing.
• Provides noticing to all non-performing sub-contractors and when and where necessary requests termination and the hiring of replacements.
• Prepares punch lists and ensures completion of all related work prior to inspections and product acceptance.
• Inspects subcontractor’s work to ensure that it meets subcontracted obligations and COMPANY quality standards.
• Creates, maintains and updates project schedules as they relate to work in progress and completion of the project. Distributes schedule updates to the project subcontractors and vendors and provides schedule updates to the COMPANY project team. Ensures tasks are finished accordingly.
• Holds effective weekly safety and subcontractor coordination meetings.
• Ensures the timely ordering, delivery and storage of materials and parts necessary to construct and complete the project in accordance with the project schedule.
• Monitors subcontractor compliance with project safety policies and program. Manages the site condition to ensure a safe work environment.
• Reviews plans in order to identify mistakes and inconsistencies and makes recommendations on how to resolve such issues.
• Ensures duties not contracted out are being completed by other means.
• Ensures that documentation and paperwork are organized within the filing system set forth by Company policies and practices.
• Works with Company hired third party consultants and inspectors. Schedules third party inspections of work in progress and ensures responses to any exceptions or punch list items noted by the consultants and inspectors.
• Participates in Company-provided training such as safety, non-discrimination, QA/QC, and harassment prevention.
• Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

Education and / or Experience

• Bachelor’s Degree in Construction Management, Engineering, Architecture or equivalent is preferred, however 5 - 10 years of experience working as a lead superintendent may be considered in lieu of a Bachelor Degree.
• Minimum 3 years of experience in the multi-family construction industry is required.

Skills / Specialized Knowledge

• Ability to use a personal computer and have a working knowledge of Microsoft Project, Word, and Excel. Experience in using Procore and Textura a plus.
• Experience in Lean Constructuion techniques a plus.
• Ability to communicate well in English both written and verbally.
• Knowledge of construction procedures, building codes, construction procedures, and rough trade work.
• Knowledge of federal, state and local codes for Handicap, Fair Housing, ANSI, Waterproof, Environment/AQI and Acoustical.
• Excellent customer service and interpersonal skills; ability to relate to others.
• Strong organizational and time-management skills.

• Ability to address and work on unanticipated challenges or changes in the work in progress
• Plan, coordinate and manage jobsite logistics
• Maintain a thorough understanding of contract documents to be able to plan ahead and anticipate potential problems before they arise
• Ensure contractor activities are pre-planned for safety through scope review, preconstruction meeting.
• Maintain good relationships with internal and external clients, including representatives of Owner and Architect/Engineer; Local officials Superintendents must thoroughly understand the Construction and Contract Documents including the subcontract agreements, all addenda, plans and specifications. Superintendents should attend and participate in pre-construction meetings to establish a plan for smooth transitions between estimating/project management to the field. They should also keep Project Managers apprised of any situations that may impede project progress.
