Acquisitions & Development Analyst – New York

Our client is an entrepreneurial, privately held real estate development and construction firm focused on environmentally responsible mixed-use, affordable and moderate income housing, and urban renewal projects.  They have a 12 year track record of successfully creating sustainable structures that promote the health, well-being, and comfort of communities through cleaner air, energy efficiency, and flexible live/work configurations.  They are headquartered in the SoHo district of New York and continue to focus on projects in the city and in New Jersey.  Their portfolio is slated to more than double in size with the addition of projects in the pipeline and, due to growth, they are expanding their firm by adding a development & acquisitions analyst.  This position will be an integral member of the team, primarily responsible for real estate analysis, creating pro forma projections, generating return analyses and conducting market research for acquisitions.  The individual will have direct interaction with senior management regarding the sourcing, underwriting, and execution of transactions.  Specific responsibilities include:

  • Assist with underwriting development opportunities.
  • Create and update pro forma projections and investment models for acquisition and redevelopment opportunities.  This function requires an understanding of apartment operating metrics and knowledge of the operating statement.
  • Generate return analyses for potential investments. This function requires a basic understanding of financial principles (time value of money, risk adjusted discount rates) and a working knowledge of key metrics (IRR, debt yield, cash on cash return).
  • Conduct market research to support key assumptions.  This function requires the analysis of historical and competitive market data, the assessment of apartment unit supply and demand generators, and the consideration of comparable transactions in the marketplace.
  • Coordinate project closings with attorneys, accountants, developers, public agencies, and third party consultants.
  • Organize and maintain pipeline of active opportunities.
  • Prepare internal Investment Committee presentations for deal approvals.
  • Prepare financing packages for potential development projects.

Required Qualifications:       

  • 1-3 years of experience in commercial real estate field preferably including experience with apartments.
  • Bachelors degree in Real Estate, Business, Finance, Economics or Accounting.
  • Highly proficient in excel modeling with no need of oversight (e.g. sensitivity tables, waterfalls, portfolio analysis)
  • Strong financial and analytical skills, relationship management skills and writing skills
  • Attention to detail
  • Self-starter, able to work effectively in a small team and to contribute to areas beyond the direct scope of responsibility
  • Deductive reasoning skills
  • Excellent communication skills, both written and verbal
  • Detail-oriented, ability to multi-task
